Gestoría

Also known as: Administrative agent

A Spanish administrative agent who handles paperwork between the parties and the public administration during property transactions.

A gestoría is a Spanish administrative-services firm that handles the procedural paperwork around official transactions — including property purchases, tax filings, vehicle registrations, and immigration documents.

In a property transaction, the gestoría typically: pays the taxes (ITP or IVA/AJD) on behalf of the buyer at completion, files the escritura with the Land Registry, registers the change of ownership with the municipality for IBI purposes, and arranges the transfer of utility accounts.

Gestoría fees on a standard apartment purchase are typically €300–€600, paid by the buyer. The gestoría is engaged by the lawyer or by the buyer directly; some lawyers include gestoría services in their fee.

Gestorías are not lawyers and do not provide legal advice. They are administrative facilitators — the same paperwork could be done by the buyer or the lawyer, but in practice the gestoría is faster and cheaper than either.
