Benalmádena is genuinely three towns wearing one name, and the apartment you should buy depends entirely on which one you walk out into each morning. There is the whitewashed pueblo at around 200 metres, the seafront blocks of Benalmádena Costa running down to Puerto Marina, and Arroyo de la Miel in the middle — the everyday-living centre with the Cercanías station and our own office two streets back from it. We visit, photograph and honestly describe every apartment before it goes on our books, across all three districts plus the quieter eastern pocket of Torremuelle. With a town this split, the district decides far more than the floor plan, so that is where every conversation starts.

Decide by daily use before budget. Benalmádena Costa for short-let income and beach proximity; Arroyo de la Miel for full-time living near the station, schools and shops that stay open in winter; the pueblo for view, character and small owner-occupied buildings. Torremuelle suits buyers who want the coast a notch quieter. We will walk all three with you before narrowing the shortlist.

Can a non-resident buy an apartment in Benalmádena? +

Yes, on identical terms to a Spanish resident. You will need an NIE, a Spanish bank account and a local lawyer, and we coordinate all three. Benalmádena Costa in particular has a long-established foreign-owner base, so many buildings already run their comunidad meetings in English as well as Spanish.

What annual running costs should I budget? +

For a typical mid-range Benalmádena apartment, plan for roughly €4,000–€10,500 a year before any mortgage — comunidad, IBI, basura, insurance, utilities and the non-resident Modelo 210. Pool-and-garden Costa blocks sit at the higher end; small pueblo buildings lower. We give a real figure on each listing rather than a guess.
