A Benalmádena penthouse can mean two very different homes. Down on the Costa, frontline to Puerto Marina, it is a top-floor flat with a wraparound terrace facing the masts and the marina's distinctive Indian-Hindu-inspired skyline. Up in Reserva del Higuerón, on the inland side of the AP-7, it is a 2015-onwards sky-home with multiple pool decks below it and sea views over the rooftops to the water. The portals file both under one word and price them as if they were the same property. They are not, and we will tell you which is which before you give up a Saturday to view.

Where do penthouses cost the most in Benalmádena? +

Reserva del Higuerón sits at the top of the municipality on a per-m² basis — a separate league from central Costa stock — with marina-front Puerto Marina penthouses close behind. The price column above shows our current spread; the gap between a mature Costa top-floor and a Higuerón sky-home is wide.

Are Benalmádena penthouses a sound short-let investment? +

Penthouses generally out-yield other apartment types here, and the Costa around Puerto Marina is, in our experience, one of the busiest short-let pockets in the municipality, so a well-bought marina-front unit can perform strongly across the season. We see this directly because we run our own rental-management arm. Note that a new licence in a community building now needs a three-fifths community vote under the April 2025 reform.

What should I check before buying a Benalmádena penthouse? +

Terrace waterproofing first — the older Costa beachfront penthouses leak more than any other type and salt air punishes the metalwork. Then lift access to the top floor, the comunidad reserve account, and whether the bylaws permit a plunge pool on the terrace, which varies considerably between the mature Costa blocks and the newer Higuerón buildings.
